About the Role
We are seeking an experienced Property Manager - Australian Commercial Portfolio to take ownership of a portfolio of Australian commercial properties. This role is responsible for managing day-to-day property operations, maintaining strong client and tenant relationships, ensuring compliance with lease obligations, and delivering accurate financial and operational reporting.
The ideal candidate has extensive experience managing Australian or UK commercial properties and thrives in a fast-paced environment where organisation, commercial thinking, and proactive communication are key to success.
This role is being recruited by Clarke Point(www.clarkepoint.com), a premier Singapore-based agency dedicated to delivering global recruitment and staffing solutions, and is for a long-term, full-time Independent Contractor.
What You’ll Be Doing
Portfolio Management
- Manage an assigned portfolio of commercial properties.
- Build strong relationships with landlords, tenants, and contractors.
- Coordinate maintenance and property inspections.
- Ensure assets are maintained to a high standard.
- Identify opportunities to improve portfolio performance.
Arrears Management
- Monitor tenant arrears and follow up outstanding rent.
- Maintain accurate arrears records and reporting.
- Escalate overdue accounts where required.
Lease Administration
- Maintain lease documentation and records.
- Monitor lease expiries, options, rent reviews, and renewals.
- Coordinate lease administration and tenant obligations.
Bank Guarantees & Security Deposits
- Maintain Bank Guarantee and Security Deposit registers.
- Audit registers and monitor expiry dates.
- Follow up missing or expiring securities.
Risk & Compliance
- Maintain compliance registers and documentation.
- Monitor tenant and contractor compliance requirements.
- Coordinate statutory inspections and follow-up actions.
- Escalate compliance risks where required.
Tenant & Client Management
- Respond to tenant and client enquiries promptly.
- Coordinate issue resolution and maintain regular communication.
- Deliver a high standard of customer service.
Financial Management
- Prepare property budgets and outgoing reconciliations.
- Monitor expenditure and process invoices.
- Support financial reporting and forecasting.
Reporting
- Prepare monthly property management reports.
- Report on arrears, maintenance, leasing, compliance, and financial performance.
- Identify key risks and opportunities across the portfolio.
Continuous Improvement
- Improve property management processes and reporting.
- Support operational efficiencies and best practices.
- Contribute to business and portfolio performance.
What We’re Looking For
Essential
- Experience working as an Independent Contractor for an Australian, American or similar client
- 5-10 years' experience in commercial property management.
- Australian commercial property management experience is essential. UK experience will also be considered.
- Experience working with property management or accounting systems (e.g. Yardi, MYOB or similar)
- Experience managing office, retail, and industrial property portfolios.
- Strong understanding of commercial lease administration.
- Experience managing arrears, budgets, outgoings, reconciliations, and financial reporting.
- Sound knowledge of property compliance and risk management.
- Excellent stakeholder management and communication skills.
- Highly organised with strong attention to detail.
Nice to have
- Relevant qualification in Property, Real Estate, Business, or a related discipline.
- Experience using commercial property management software such as MRI, Re-Leased, Yardi, PropertyMe, or similar.
- Advanced Microsoft Office skills, particularly Excel.

Compensation Package
- ₱90,000 to ₱110,000 per month (depending on experience)
- Long-term, full-time Independent Contractor role
- Philippines public holidays
- 12 days vacation leave per year
- 6 days sick leave per year
- ₱2,500 monthly health insurance allowance
- Fully remote, Monday to Friday, aligned with Australian business hours (with flexibility)
CHP Management is based in Melbourne, Australia, thus the work hours will follow Melbourne time (GMT +10) with some flexibility.
